Straight Talk

Does hot water extraction actually get carpet clean?

Yes. Hot water extraction, sometimes called steam cleaning, pulls dirt and moisture out of the pile instead of pushing it around, which is why a stiff, gray carpet usually comes back soft and even in color. It will not fix flooring that is worn through to the backing.

We are not going to tell you our equipment is magic. They are good equipment and good chemistry, run by people who do this every day. If the flooring is past saving we will tell you that on the spot rather than run the equipment anyway and take your money.

We have been doing this in Chicago since 1986. Family owned, and when you call, you reach us, not a call center reading from a script.

Know the Signs

Signs You Need Professional Carpet Cleaning

If any of these sound familiar, it's time to call. Waiting usually just makes the stain or the smell harder to remove.

Traffic Lanes Look Gray

The path from the doorway to the couch looks darker than the rest of the room. That's ground-in dirt regular vacuuming can't lift on its own.

Musty Smell When Damp

A smell that shows up on humid days usually means moisture is trapped deep in the pad, not just the surface fiber.

Pet Stains & Odor

Vacuuming won't touch what's soaked into the padding underneath. It needs an enzyme treatment that breaks the odor down at the source.

It's Been Over a Year

Even carpet that looks fine collects allergens and dust mites over time. Twice a year keeps it from building up between visible cleanings.

Moving Out Soon

A cleaning receipt before your walkthrough is often what stands between you and a landlord charging you for cleaning you already paid for.

A Stain Won't Lift on Its Own

Wine, coffee, and pet accidents set in fast. The sooner it's professionally treated, the better the odds it comes out fully.

No Surprises

Carpet cleaning prices in Chicago

The price we quote on the phone is the price on the invoice. Moving light furniture and treating visible stains is part of the job, not an add-on we mention once we're inside.

Per room

$60 per room, up to 150 sq ft. A living room and dining room that run together usually count as two rooms.

Hallway

$30 per hallway, based on length.

Staircase

$60 flat, or $5 per stair on longer runs.

Basement

$180 for up to 450 sq ft, then $60 for each additional 150 sq ft.

Pet stain & odor

$30 per room add-on for enzyme pet treatment, deodorizing, or fiber protectant.

Service minimum

$180 minimum per visit. No fuel fee. No parking fee. Cash and check avoid the card processing fee.

Beyond Carpet

Rugs, upholstery, and specialty fabric

Wall-to-wall is most of what we do, but it is not all of it. Chicago has a lot of area rugs, sectional sofas, and inherited oriental pieces that need a different touch than wall-to-wall flooring.

Area & oriental rugs

We hand check the rug before we treat it. Wool and antique oriental rugs need lower moisture and gentler agitation than a synthetic area rug, and we treat them that way instead of running everything through the same setting.

Upholstery & sofas

Fabric sofas, sectionals, and dining chairs get the same extraction method, sized down for upholstery. We check for colorfastness first so a cleaning doesn't leave a faded patch.

Commercial carpet

Offices, waiting rooms, and retail floors. We can schedule after hours so cleaning doesn't interrupt your business day, and we invoice the business directly if that's easier for your accounting.

Before You Book Anyone

How do you avoid a bait-and-switch carpet cleaning quote?

Ask for the per-room price in writing before the crew arrives, and ask what counts as a room. A lot of the bad experiences people post online happen when a company quotes a low number on the phone, then calls it a different size room once they're standing in it, or adds a deodorizer and fabric protector nobody asked for and bills it as standard.

Three questions catch most of the tricks before you ever book. First, is the price per room or per square foot, and what size counts as one room. Second, is there a minimum charge, and what is it. Third, will moving furniture or treating a visible stain cost extra, or is that part of the job. If a company won't answer those three questions clearly on the phone, that's the answer.

We tell people the same three numbers before we ever step inside: $60 a room up to 150 square feet, a $180 minimum per visit, and moving light furniture plus treating stains you point out is already part of the price.

We're fully insured and can provide a certificate of insurance for buildings that require one before we're allowed on-site. If a spot doesn't lift the way it should, tell us before we leave and we'll go back over it at no extra charge. We can't undo a stain that's set into the backing, but we're not going to leave without trying again first.

Your Appointment

What to expect the day we clean your carpet

A few things that make the visit faster and the results better.

Before we arrive

Pick up small items, toys, and anything on the floor. You don't need to vacuum first, we do that as part of pre-treatment. Point out any pets so we can plan around them.

During the visit

Plan on staying off the carpet while it's being cleaned and while it dries. A single room usually takes 30 to 45 minutes to clean, longer if there's heavy staining or furniture to work around.

After we leave

Carpet is damp, not soaked. Keep pets and foot traffic off it until it's dry, usually four to six hours. Avoid rearranging furniture back into place until it's fully dry to prevent rust or dye transfer from furniture feet.

Why Chicago Carpets Wear Differently

Why does Chicago flooring need attention more than other cities?

Winter road salt is the biggest reason. It tracks in on boots and shoes, grinds into the pile, and holds moisture that keeps carpet feeling damp and gritty long after the snow is gone. Cleaning twice a year, once in spring and once in fall, keeps that cycle from building up.

Older greystones and two-flats often have hardwood or parquet under wall-to-wall flooring that was installed decades ago, and it changes what we recommend if you're thinking about pulling it up instead of just having it treated. High-rises and condo buildings usually have their own rules about elevator use, loading dock access, or a certificate of insurance for anyone working in the building. We ask about that when we book so there's no surprise at the door, not a fee added after we've already shown up.

Moving Out or Renting?

Should I clean the carpet before a move-out inspection?

Yes, if you're a tenant. A professional carpet cleaning receipt is often the difference between getting your deposit back and a landlord charging you for cleaning you already paid for. Book it before your walkthrough and keep the receipt as proof.

Landlords dealing with normal wear versus real damage after a tenant moves out run into the same question, and a cleaning first is usually the cheaper way to find out which one you're actually looking at.

How It Works

Our carpet cleaning process

Every visit follows the same steps, whether it's one room or a whole floor.

1

Walkthrough

We look at the carpet before we start and point out any stains that may not fully lift, so there are no surprises after.

2

Pre-treat

Traffic lanes and visible stains get treated first so the cleaning solution has time to work before extraction.

3

Hot water extraction

We inject hot water and cleaning solution into the fiber, then extract it back out along with the dirt it lifted.

4

Groom & dry

We groom the pile so it dries evenly, and set up air movers where needed. Most carpet is dry to walk on in four to six hours.

Common Questions

Carpet cleaning questions people ask

Direct answers to what Chicago homeowners want to know before booking.

How much does carpet cleaning cost in Chicago?

A single room up to 150 square feet is $60. Hallways are $30, staircases are $60 flat or $5 per stair, and basements start at $180 for up to 450 square feet. There is a $180 minimum per visit, and the price we quote on the phone is what you pay, with no added fees at the door.

Will the price change once you arrive?

No. The price we quote over the phone is the price on the invoice. Moving light furniture and treating stains you've told us about is included, not an upsell we bring up once we're inside your home.

How long does carpet take to dry after cleaning?

Most carpet is dry enough to walk on in four to six hours. Heavily soiled carpet or rooms with poor airflow can take a little longer. Stay off it while it's drying so you don't track in new dirt while the fibers are still damp.

Can you remove pet stains and odor?

In most cases, yes. We offer an enzyme pet treatment for $30 per room that breaks down the odor at the source instead of masking it. Old, deep-set stains in the pad underneath the carpet sometimes require more than one treatment, and we'll tell you honestly if that's what we're looking at.

Do you clean area rugs and oriental rugs?

Yes. We check the rug's material before cleaning it, since wool and antique oriental rugs need lower moisture and gentler handling than a synthetic area rug. We will tell you if a rug is delicate enough that it should go to a specialist instead of being cleaned on-site.

Is your cleaning process safe for kids and pets?

Yes. Our cleaning solutions rinse out clean and don't leave a sticky residue behind, so there's nothing left in the carpet for kids or pets to pick up after the area has dried.

Do I need to move my furniture first?

Light furniture like chairs and small tables, we move ourselves as part of the job. Heavy furniture like beds, dressers, and large entertainment units should be moved before we arrive, or we can work around it if you'd rather not.

Should I clean my carpet before a move-out inspection?

Yes, if you're a tenant. A professional cleaning receipt is often the difference between getting your full deposit back and a landlord charging you for cleaning you already had done. Book it before your final walkthrough and keep the receipt as proof.

How often should carpet be cleaned in Chicago?

Twice a year works well here because of winter road salt. Clean once in spring to reset the carpet after winter, and once in fall before salt starts tracking in again. High-traffic homes with kids or pets may need it more often.

Do you clean carpet in high-rises and condo buildings?

Yes. Some buildings have their own rules about elevator use, loading dock access, or require a certificate of insurance for anyone working on-site. Let us know your building's requirements when you book so there's nothing to sort out at the door.

Is steam cleaning the same as hot water extraction?

Yes, they're the same process under two names. No actual steam is produced. Hot water and cleaning solution are injected into the carpet fiber, then extracted back out along with the dirt it lifted, which is why the industry calls it hot water extraction even though most people call it steam cleaning.

What if the room looks worse in person than it sounded on the phone?

The price stays the same. We quote based on room size and what you describe, and that's what you're charged even if the carpet looks a little rougher once we're there. The only time the price changes is if you ask us to add something we didn't originally quote, like pet treatment on an extra room.

Do you offer same-day carpet cleaning?

Often, yes, especially for a single room or a spill. Call in the morning and we'll tell you honestly whether we can fit you in that day or whether the next day is more realistic given the schedule.

What's the difference between carpet cleaning and carpet shampooing?

Shampooing works detergent into the carpet with a rotating brush and leaves it to dry, which can leave sticky residue behind that attracts dirt faster afterward. Hot water extraction rinses the fiber and pulls the water back out in the same pass, so nothing sticky is left behind.

What happens if a stain doesn't come out?

We tell you before we start if a stain looks permanent, usually from bleach, dye, or something that's set into the backing rather than the fiber. If we clean it and the stain remains, we don't charge extra to try again with a different treatment on the spot, but a truly set stain in the backing isn't something any cleaning method will fully remove.

Can I cancel or reschedule my appointment?

Yes, call or text us as early as you can. We don't charge a cancellation fee for normal notice. Same-day cancellations can be harder to fill on our schedule, so the earlier you let us know, the easier it is for everyone.

Is it worth paying for professional carpet cleaning instead of renting a machine?

Rental machines use less powerful suction and lower water temperature, so they often leave more moisture behind, which can lead to mildew smell or the carpet resoiling faster as dirt sticks to the damp residue. A professional hot water extraction unit pulls significantly more water back out, which is why professionally cleaned carpet dries faster and stays clean longer.
