If mold removal is not done up to industry standards, there is the strong possibility it will reappear, and possibly in other areas of the structure. There are all types of methods out there in the restoration industry. Be sure to get a contractor that understands your personal and structural decontamination and drying needs. Just simple demolition and/or removal is not enough. Proper steps would include setup and containment of the work area under question. Only then can the professional proceed with the methodology needed to get rid of the mold and residual mold spores altogether. Generally, this would encompass drywall removal, baseboards, any trim, wainscoting, and any other fixtures that might be contaminated. It is proper to get a good air quality test done upon completion by a third party firm that has the experience and capability of handling such a special project. Proper testing will reveal levels of dust and microbial that need to be removed by professional grade equipment, such as a NAM (negative air machine), sometimes called air scrubber, professional grade dehumidifiers, and at the end of the project a complete and thorough drying assisted by air moving equipment. 

 

If the structure is residential the process is quite different than if the structure is commercial. In a commercial mold removal and remediation program, there is usually more space and size to be managed. Therefore, it takes more chemical and equipment to manage the areas affected by the contamination. In either case, decontamination steps must take place immediately, to prevent the spread of microbial spores. The softer the surfaces the greater the chance for contamination penetration below surface. For example, mold removal on softer surfaces such as drywall, wood, and other porous materials may need to be completely removed. Harder surfaces, such as concrete or stone, can't as easily be removed and may need a proper encapsulation to seal the surface after proper removal methods. 

 

Mold removal and remediation can be a painless process throughout if you have a contractor who communicates to you from start of project to finish. Always anticipating roadblocks, or unforeseen circumstances that normally take place in a remediation project. Mold has the tendency to spread where there is moisture. Initially the remediation, may take on a lighter process and afterwards, revelations discovered along the way, may cause the contractor to have to adjust his procedure throughout. If so, the contractor should definitely communicate this to the owner and make sure that such is put down in writing. Keep in mind that no contractor can anticipate every turn and every twist that may appear in such projects. But, the experienced mold removal technician knows, that communication along with proper methodology can help to rid any structure of mold and other contaminants permanently.
